Water damage repair and upgrade

This is what it looked like after service master did their thing.  The heater failed and even though the water was turned off for the winter their was water trapped in the water pipes going upstairs and burst in four places.  Spring time comes around and the owner had the city turn the water on for landscaping purposes.  Three days later a neighbor notices water pouring out of the front door.  The damage was extensive as you will see in the rest of the photos.

The over framing in this photo from an earlier renovation we did 8 years ago to get the window wraps extra thick so two sets of window blinds could be installed ( afternoon sun is brutal so one set of blinds diffuse sun but you can still see out and one set for total privacy).

Installed new sub-floor over old.

New tub install with backer plywood for future grab bars.

This is what I started with for the kitchen, The owner let me design my dream kitchen and we used Ikea cabinets.

These windows created the biggest challenge.

I trimmed them with Ikea cover panel material so they are a continuation of the cabinets.

Down draft install

Induction cooktop and it only took 6 months to get the Bosch oven combo.

The sink/workstation is one of my favorite parts.

The back splash started as 12 x 24 and custom cut and polished.

The view

The next few pictures are from a design/build I did upstairs in the same house 8 years ago.  Pellet stove, window, and wall sconces were all new.

I designed mirror and vanity and had them built in a cabinet shop.

The cool part of the tub surround is that all panel sections are doors for maintenance.

This is a new bathroom with space from the master closet.
